Dubai:Dubai Municipality has revised the planning regulations for the Al Satwa area, enhancing development options and allowing for a broader range of residential and commercial uses based on the characteristics and location of plots.
According to Emirates News Agency, the updated regulations aim to improve land use efficiency, increase the area's appeal to investors, and support future development in line with Dubai's sustainable urban planning goals.
Under the new regulations, plots along internal roads can now accommodate a ground floor and two floors of residential apartments, replacing the previous framework that primarily allowed attached villas. Plots along external roads have been granted greater flexibility with options for higher-density development, including a commercial ground floor with two or three floors of residential apartments, depending on location and planning requirements.
The changes introduce incentives for plots of 1,000 square metres or more, whether they meet this size through consolidation of smaller plots or already exceed it. Eligible plots can now develop a ground floor and eight floors for residential apartments with a floor area ratio of up to 3.5. This encourages the consolidation of smaller plots into larger ones, optimizing land use and enhancing development and investment potential.
Recognizing Al Satwa's strategic position within Dubai, the updated regulations establish a flexible planning framework that aligns with the area's current characteristics and future needs. This creates opportunities for the redevelopment of existing plots, improving the urban environment.
Eng. Mansour Al Rais, Director of the Executive Planning Department at Dubai Municipality, stated that the updates are part of efforts to support urban development through a sustainable approach. By expanding development options and incentivizing plot consolidation, landowners and investors are provided with greater flexibility to redevelop properties efficiently, supporting the area's ongoing development while considering its urban character and future growth requirements.
During the review and update process, Dubai Municipality coordinated with relevant service authorities to assess infrastructure and traffic needs, ensuring that planning requirements are aligned with infrastructure and essential services provision.
